This article covers everything included in the Pargo 4.5.0 release, with details on what changed, why it matters, and what to expect.
Release version: 4.5.0 Release date: October 7, 2026
This article covers everything included in the ParGo 4.5 release, with details on what changed, why it matters, and what to expect.
New Features
Add Your Own Comps
What's new: You can now manually add properties to a comp list in the Comps tool.
Why it matters: Before, your comp set was limited to the properties ParGo returned. If you or your client had a specific property in mind to compare against, there was no way to include it.
What to expect:
- Add a comp in one of three ways: search by address, select a parcel on the map, or click Add to Comps (below Find Comps) in a parcel's pop-up.
- ParGo pre-fills the property type, subtype, and any sales or listing information it has for the parcel.
- Review the property details before saving. Any missing details are flagged, and that comp is left unscored.
- Edit, reload, remove (with undo), and export the comps you've added.
Demographics Profile in AI Advisor
What's new: AI Advisor can now return a demographic profile for the area around a parcel, similar to a property profile.
Why it matters: Before, asking AI Advisor for something like the age breakdown near a parcel didn't return a usable answer.
What to expect:
- Select a parcel and ask AI Advisor a demographic question, such as "What is the age distribution within 1 mile of the selected parcel?"
Polygon Proximity Searches
Demo Here | Polygon Proximityimity Searches
What's new: The AI can now search for parcels inside, within a set distance of, or more than a set distance away from a polygon layer. This includes polygons you import from a KML file.
Why it matters: Before, there was no way to search for parcels based on a specific polygon layer. Now you can search inside a shape, within a set distance of it, or outside it, so questions like "industrial parcels not within a mile of this zone" can be answered directly.
What to expect:
- Import a KML file through the usual file import in the Layers panel. The polygon appears on the map and in your layer list.
- Ask for parcels inside a layer (e.g., "commercial parcels inside my site-boundary layer").
- Ask for parcels within a distance of a layer (e.g., "parcels within 1 mile of my site-boundary layer"). The criteria chip shows the distance and layer name, e.g., "1 mile of site-boundary."
- Ask for parcels more than a distance away (e.g., "commercial parcels more than 500 feet away from my site-boundary layer"). This excludes the polygon itself plus the buffer around it.
- For "more than X away" searches, turn on Restrict to Current Map View first. Otherwise the search covers the entire country.
- The maximum buffer distance is 30 miles. Asking for more (e.g., "within 40 miles of…") returns an error instead of results.
- Count and Run return the same results as the AI's answer in chat.
- This also works with polygon layers already in ParGo, such as opportunity zones. Proximity searches on point layers ("within 1 mile of my point layer") work the same as before.
Enhancements
Comps Workflow Improvements
What's new: You can save your preferred Comps search settings and open Find Comps directly from query results.
Why it matters: Before, you had to change the default search settings on every comp search, and Find Comps was only available from the parcel details pop-up.
What to expect:
- Change the settings under Edit Search (e.g., a 12-month window instead of the default 36 months for completed sales) and save them as your defaults. The previous defaults for completed sales were 5 miles, 36 months, and 50%–200% of the subject's size.
- In the query results panel, open the three-dot menu on a parcel and choose Find Comps, listed under View Details.
Numeric Filtering on Map Layers
What's new: Map layer filters now support numeric comparisons.
Why it matters: Before, numeric fields could only be filtered by exact value, so ranges like "over 10,000 sq ft" weren't possible.
What to expect:
- When you filter a map layer on a numeric field, choose an operator such as greater than or less than.
Fixes
- Explore Street View now shows the selected property. Previously, it could show a different property nearby.
- Search in Jobs > DROP > Search now searches the individual properties inside each DROP, e.g., by address. Previously, it only matched DROP project names.
- Parcel pop-up cards can be moved after you open the results side panel. Previously, the card stayed stuck in place.
- Filtering on a field such as owner name no longer creates duplicate records in the details panel.
- "Building Area" is now labeled "Building Square Footage" in the Parcel Details panel.
