New Features

CRE Comps

What's new: ParGo can now find comparable properties (comps) for a property and show them alongside the subject property, with side-by-side comparison and an exportable PDF comp report.

Why it matters: Benchmarking a property's pricing and characteristics against similar assets used to mean leaving ParGo and building a comp set by hand. Now you can pull, review, and share comps without leaving the platform.

What to expect:

  • Click Find Comps on a property to generate a comp set.
  • Comps are pulled across Recorded Sales, For Sale, and For Lease, and are matched on property type, location, and size at a minimum.
  • Linked parcels that make up a single property are treated as one property in all three categories. Unrelated parcels aren't grouped just because they share an APN or address.
  • Comp results are paginated with no 100-result cap.
  • Comp searches keep running in the background, and expired results refresh automatically.
  • When there are no strong matches for a property, ParGo explains why instead of returning an empty or misleading result.
  • Clicking a comp on the map highlights its matching row in the comps list.
  • Use side-by-side comparison to review selected comps against each other.
  • Select up to 10 comps to generate a PDF comp report with comparison tables and maps. Each PDF costs 1 ParGo Credit, and you'll be asked to confirm before credits are used. Download the report once it's generated.

Enhancements

Results List Selection and AI Context

What's new: Selecting parcels from a results list is faster and more complete, and the AI can now work with an entire selection pulled from a results list.

Why it matters: Before, Select All only applied to the parcels on the current page and was only available once at least one parcel was already selected. Handing a large results list to the AI meant selecting page by page.

What to expect:

  • Select All and Remove are always visible in query results, even when no parcels are selected.
  • Select All selects every parcel in the results list across all pages, not just the parcels on the current page.
  • The Select Parcels for AI Tool can select parcels directly from results lists, including selecting all of them at once.
  • When you ask the AI about a selection from a results list, it can page through the full set of results.

Proximity Queries on a Selected Parcel

What's new: The AI can now run proximity searches centered on a parcel you've selected.

Why it matters: Finding parcels near a specific site used to take extra steps. Now you can select the site and ask the AI directly.

What to expect:

  • Select a parcel, then ask the AI a proximity question such as "find me commercial parcels within 1 mile of the selected parcel."

Trade-Area Demographics in AI Advisor

What's new: You can now use drive-time or straight-line distance demographic data in your searches. AI Advisor and Prompt Helper understand ParGo's trade-area demographics and can use them to find and evaluate parcels.

Why it matters: Before, demographics were limited to individual parcels in Parcel Details. Now you can put trade-area demographics to work in your searches. Measure by drive time when you care about how far customers will actually travel, or by straight-line distance when a simple radius is what you need.

What to expect:

  • Use drive-time or straight-line distance demographic data when searching with AI Advisor.
  • Straight-line distance measures a radius around the parcel ("as the crow flies"). Drive time measures the area you can reach by car in a set amount of time.
  • Parcel Details continues to show a 3-mile trade area by default. AI Advisor can reference the full expanded set of radius and drive-time trade areas.
  • Benchmarking trade-area demographics against other areas or markets isn't available yet. If you ask for it, AI Advisor will tell you it's not supported.

Export Enhancements

What's new: You can now customize an export and see its credit cost in the same export window, and you can save your project before buying credits.

Why it matters: Before, customizing an export or checking its cost could take you away from the export window, and going off to buy credits could lose your export selections.

What to expect:

  • Customize your export's fields in the export window, right before you export, without leaving it.
  • The export window shows the estimated credit cost for your current parcel selection.
  • If you need more credits, save your project before you go to buy them, so your export selections are kept.

Fixes

  • Export presets now correctly exclude every unchecked section from CSV exports. Previously, only the Crop Cover section could be excluded.
  • The APN is now populated in CSV exports that use only the Financial scope. Previously it showed N/A unless the Parcel scope was also selected.
  • The AI now recognizes Connecticut's Planning Regions (e.g., Northwest Hills), which replaced the state's old counties. Previously, the AI fell back to old county names and returned 0 parcels.
  • Symbology colors chosen when importing a layer from a CSV now save to the project instead of reverting to the default orange.
  • Map layers now respect their visibility range instead of loading at the national level, and the clustering that made the map feel sluggish has been fixed.
  • ParGo's core layers (such as Parcels) now always load with ParGo's own credentials, even if you've connected your own ArcGIS account. Previously, these layers could fail to load if your ArcGIS account didn't have access to them.
  • Refreshing the browser in a saved project no longer causes an endless or long loading spinner. Previously, the workaround was to go back to the dashboard and reopen the project.
  • Screens that couldn't scroll in mobile view now scroll correctly.
